Terms of Service

Effective July 28, 2026

These Terms govern your use of sf-housing.xyz (the “Service”), operated by the operator of sf-housing.xyz. By using the Service or signing up for text alerts, you agree to these Terms. If you do not agree, do not use the Service.

1. What the Service is

sf-housing.xyz collects publicly available rental listings from third-party websites — including Zillow, Apartments.com, and Craigslist — and presents them in a single feed sorted by when they were posted. It can also send you a text message when a new listing matches criteria you save.

We are not a landlord, property manager, real estate broker, or agent. We do not own, list, rent, show, or manage any property. We are not a party to any rental application, lease, deposit, or payment. Any dealings you have with a landlord, agent, or lister are solely between you and them.

2. No affiliation with listing sources

We are not affiliated with, endorsed by, or sponsored by Zillow, Apartments.com, Craigslist, or any other listing source. Their names and marks belong to their respective owners and are used only to identify where a listing came from. Listings remain the property of their original posters and sources; we link back to the original post and do not claim ownership of listing content.

3. Listing accuracy

Listing data is gathered automatically from third parties and is provided as is. We do not verify it. Prices, availability, addresses, photos, square footage, bedroom counts, posting times, and contact details may be inaccurate, stale, duplicated, incomplete, or fraudulent. A listing may already be rented, or may never have existed. Always verify a listing directly with the source before sending money, signing anything, or sharing personal or financial information. Never wire funds or pay a deposit for a unit you have not seen and verified.

4. Text message (SMS) alerts

Alerts are optional. By entering your mobile number and creating a saved search, you give express consent to receive automated text messages from us about listings matching that search. Specifically:

• Message frequency varies and depends on how many new listings match your criteria.
• Message and data rates may apply. Your carrier’s charges are your responsibility.
• Reply STOP to any message to stop all alerts. Reply HELP for help.
• Consent to receive texts is not a condition of using the rest of the Service.
• Your first 3 days of alerts are free; after that alerts require a paid subscription (see “Accounts and billing” below). Browsing listings stays free.
• Only enter a mobile number you personally own or are authorized to enroll. Do not sign up someone else’s number.
• We cannot guarantee that any alert will be sent, sent on time, or delivered at all. Carriers, source websites, and our own systems can fail or lag. Do not rely on the Service as your only way of finding housing.

5. Your phone number and data

We store the phone number you provide and the search criteria you save, solely to send you the alerts you asked for. We do not sell your phone number, and we do not share it with landlords, listers, advertisers, or data brokers. We use a third-party messaging provider to deliver texts. Ask us to delete your number and saved searches at any time by contacting hello@10xperps.xyz; replying STOP also ends alerts.

5b. Accounts and billing

Text alerts require an account. Sign-in is with Google; we store your Google account identifier, email address, name, and profile photo to identify you and to attach your saved searches and phone number to you. We only text numbers that belong to a signed-in account.

• Free trial: the first 3 days of alerts are free. The clock starts when you arm your first alert — not when you create the account.
• One free trial per phone number. The trial is metered on the mobile number you enrol, not on the email you sign in with, and we keep a record of which numbers have been used. Creating another account with the same number does not start a new trial.
• Price: after the free trial, alerts cost $10.00 per month, charged in advance and renewing monthly until you cancel.
• Payments are processed by Stripe. We never see or store your card number.
• Cancel any time from the billing portal in the app. Alerts continue for the period you have already paid for, then stop; your saved searches are kept in a paused state so resubscribing turns them back on. Except where required by law, payments already made are non-refundable and we do not pro-rate a partial month.
• Non-payment or a failed card pauses alerts. Listings stay free to browse.
• We may change the price with notice before it applies to your next renewal.

6. Acceptable use

You may use the Service to find housing for yourself. You may not:

• scrape, crawl, bulk-download, resell, or redistribute the feed or its underlying data;
• use the Service to send spam or unsolicited commercial messages to listers;
• interfere with, overload, or attempt to gain unauthorized access to the Service;
• use the Service for any unlawful purpose, or to discriminate against anyone on the basis of race, color, religion, sex, sexual orientation, gender identity, familial status, national origin, disability, source of income, or any other characteristic protected by federal, state, or local fair housing law.

7. Fair housing

We support equal housing opportunity. We do not create listing content and do not screen it for compliance with fair housing law. If you see a listing on the Service that appears discriminatory, please report it to us at hello@10xperps.xyz and to the original source.

8. Availability

The listings feed is free; paid text alerts are provided on a best-effort basis, with no uptime commitment. We may change, suspend, limit, or discontinue it — in whole or in part, including alerts — at any time and without notice. Source websites may block, throttle, or change their sites, which can reduce or stop coverage of a given source without warning.

9. Disclaimer of warranties

THE SERVICE AND ALL LISTING DATA ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION ANY WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE OPERATOR OF SF-HOUSING.XYZ WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOST HOUSING OPPORTUNITY, LOST DEPOSIT, RENTAL SCAM LOSS, MISSED OR DELAYED ALERT, OR INACCURATE LISTING, ARISING OUT OF OR RELATING TO YOUR USE OF THE SERVICE. OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US$100). Some jurisdictions do not allow certain of these exclusions, so parts of this section may not apply to you.

11. Changes to these Terms

We may update these Terms. The “Effective” date above will change when we do. Continued use of the Service after an update means you accept the revised Terms.

12. Governing law

These Terms are governed by the laws of the State of California, without regard to its conflict of laws rules. Venue for any dispute lies in the state or federal courts located in San Francisco County, California.
